General terms and conditions for the provision of short-term and long-term rental of the Dva Duby Cottage, Nána 3516, 94360 hereinafter referred to as the cottage.
1. General provisions
The provider offers short-term and long-term rental of the cottage for the client. The subject of the contract is to ensure the rental of the cottage to the client on the agreed date, number of rented nights, guests and price.
2. Time limit
The contractual relationship between the provider and the user is established by the client's order.
The client can rent the property in the following ways:
a) by filling out the order form,
b) by telephone order,
c) by electronic message (sms, web, social networks)
d) by email,
e) by oral, personal agreement.
The contractual relationship ends after the agreed rental period for which the property was rented has expired.
3. Order
The lessor will confirm the order to the client by email or SMS.
Each order is binding, it can be canceled free of charge 30 days from the start of the rental period.
4. Rental price
The resulting rental price is €250/night, or according to mutual agreement stated in the order.
5. Payment and cancellation terms, the client has the option to:
a) Pay the full agreed rental amount, if the rental does not take place, the amount is not refundable, but the client is entitled to a replacement date agreed by the lessor, usable no later than 6 months from the validity of the original rental.
b) Pay a deposit of 50% of the agreed rental price, if the rental does not take place, the deposit is not refundable and the client is obliged to pay the total agreed amount. After paying the total agreed amount, the client is entitled to a replacement date agreed by the lessor, usable no later than 3 months from the validity of the original rental. If the client does not pay the full rental amount, he is not entitled to a replacement date and the deposit paid is not refundable.
c) Pay the full amount at the start of the rental. If the client does not show up for the rental, he is obliged to pay the full amount according to the order, and the possibility of an alternative rental date for the paid fee expires! By placing an order, the client undertakes to pay the full rental amount.
Payments in all cases can be made
a, by bank transfer
b, in cash at the start of the cottage rental.
The landlord may request a refundable deposit of €1,000 from the client and after the cottage is handed over without defects, the deposit will be returned after the end of the rental.
The rental price includes all fees for using the cottage.
6. Rights and obligations of the client and the landlord
The client has the right to proper use of the rented property that the client ordered during the entire rental period.
The client is obliged to hand over the cottage in the condition in which he took it over.
The client is obliged to report any damage or deficiencies immediately, or at the latest by the end of the rental period, which will be recorded in a report.
The client is responsible for damage to the equipment caused by him or by persons jointly using the cottage. After the end of the rental period, the tenant undertakes to hand over the cottage in question in the condition in which he took it over.
In the event that there is serious damage to the cottage or equipment, the rental provider has the right to demand compensation for the funds actually spent on repairs by deducting the refundable deposit.
The severity of the damage will be assessed by the administrator or a person authorized by him and a report will be drawn up on this, based on which the provider will be able to claim compensation for damage in accordance with the relevant
legal regulations.
In such a case, the client will be issued an invoice for the actual costs incurred for repair or restoration to the original condition, which he is obliged to pay within ten days of receipt of the invoice. If the client does not pay the stated amount, the intermediary will transfer the claim to a third party who is authorized to represent the intermediary.
The client is obliged to maintain cleanliness and order.
The client undertakes to pay all costs that would arise from damage to the cottage equipment, which were caused by him or the persons who used the cottage with him.
The rental of the cottage is at his own risk.
Cancellation of the order is free of charge up to 30 days before the start of the rental, after this time the cancellation is governed by the conditions a,b,c, from point 5.
The lessor reserves the right to cancel the order in the event that the rental object is not capable of use. In such a case, he may offer the client an alternative date after agreement.
